Vacation rental marketing guy Alan Egan  By Alan Egan

Do you want to decrease your vacation rental marketing spend?

Well of course you do. Here’s how…

[pullquote align=”full” cite=”” link=”” color=”” class=”” size=””]When your Homeaway subscription comes up for renewal – Renew at the basic ‘classic’ level.[/pullquote]

Currently this costs $399 – A whopping $900 less than a ‘platinum’ listing.

Why am I suggesting this?…

Well according to Homeaway’s subscriptions page

“Subscription levels determine the ranking of a listing within search results”.

BUT according to recent announcements

HA’s search results will (may be already) in fact be determined by conversions. The higher your conversions the higher you will be placed.

This contradicts the pay more, be seen more model and is, in my eyes, conning owners out of their money.

If you subscribe at the classic level you achieve two things.

  1. You save money and maybe you choose to spend that money on other marketing options.
  2. You send a small message to Homeaway that you aren’t happy with the changes.

You can always upgrade at any time should you so wish.

I would also suggest that you turn ‘Auto renewal’ off right now, no matter when your subscription is due to run out.

Personally I have always seen the tiered system as unfair. Not on those that choose the classic option but on those that choose the higher tiers.

I can’t for the life of me see how it ever worked fairly, or how Homeaway made it sound like it worked at all.

Let’s take an example. Suppose that I fancy taking my family to Disneyworld. I find myself on Homeaway, type in Disney, Florida (I’m not the first person to search like this) and am presented with the ‘top’ 30 results.

Out of 14,759 properties.

That’s page 1 of 492 pages of results.

Now if we say that only 5% of owners bought the platimum tier package that’s 737 people spread over 25 pages of results. Not exactly a guarantee of exposure is it?

Anyway these are just my views – What are yours?
