    2015 bookings taken from 1/4/15 (142 nights)
    airbnb 39% – Average stay – 3.5 nights/£137 pn
    HomeAway 31% Average stay – 4.1 nights/£158 pn
    Booking.com 21% Average stay – 2.9 nights/£170 pn
    Holiday Lettings 7% Average stay – 6 nights/£126 pn
    Edlets 3% Average stay – 3 nights/£179 pn

    My thoughts. Prefer airbnb but it goes too quiet, too often! Booking.com are new (3 months only) and looked like a goldmine to start with. Tailed off recently. HomeAway were in the lead prior to that but airbnb caught up. airbnb does not appear to suit high value, early bookers for the summer/Festival period; perhaps people do not want to lay out all the money on booking whereas HomeAway guests may have higher disposable incomes and can stagger payments throughout the reservation period, unlike airbnb.
    I tried to get Booking.com guests to pay a reservation fee (£100) up front but decided to accept the booking contract on their free cancellation terms, block out my place on all the portals and wait for full payment 14 days in advance and, hopefully, no cancellation.

      Hello John,

      Thanks for taking the time to share your thoughts and booking info.
      We have also found that Airbnb enquiries come and go in cycles. We found that keeping the ad fresh helps. We tend to add a new photo once a week or so helps.
      We don’t use booking.com but I do read a lot of complaints about them regarding cancellations.

    For my long term rentals I use Cityleases.com They are wonderful. Free or more per month. I pay $36 for a month but for the last 5 years have rented in the 1 ST week.
    For my beach vacation rental I use VRBO. I like them but not as user friendly as city leases.
    Location is every thing in the rental business.

      I don’t know cityleases so I will have a look at the site. Thanks for the heads up.

      I would say that being found on the web is everything in the VR business these days, then it comes down to location and the information that you share about the location.
