Vacation Rentals – Monthly Marketing Plan

The next 4 weeks…

Here’s a little tip that can seriously increase bookings, month on month…

Are you fully booked for the next 4 weeks?

If not then that’s lost income.

So what are you going to do about it?

So what are you going to do about it?

Treat these weeks as if your life depended on getting bookings for them.

Attack those weeks,
 a)    Offer big discounts,
b)    Offer free bonuses,
c)    Scream from the roof tops.

Offer big discounts

Offer big holiday let discounts

Look at it like this, when you offer big discounts on your rental for the upcoming month you are not losing money.
Many owners say “I’m not renting it for that price”, the point is they are not renting it at all.
Income is all that matters. It is always better to rent with discounts than to not rent at all.
Big discounts write good, attractive, tempting, headlines.

Offer free bonuses.

Offer a free bonus

Offer a “Buy one week – Get a second week free” bonus and you have great headlines again.
Just quote how much the original price per week was worth.
Offer a percentage discount if you prefer.
Think about other offers like free car hire, free tickets to a local attraction or free pool heating.

Scream from the roof tops.

Shout from the rooftops

Advertise your discounts and bonus offers everywhere that you can think of.

  1. Modify your listings (Homeaway, Tripadvisor, etc.)Update your website if you have one.
  2. Update your blog if you have one.
  3. Tweet your special offers.
  4. Put your special offers on your Facebook page(s).
  5. Put your special offers on Craigslist.
  6. Put your special offers on Google Plus.
  7. Put your special offers on Linkedin groups.
  8. Update a specials board on Pinterest.
  9. Vacationrentals.com has discounts pages.
  10. Hunt down other discount vacation rentals sites.

Here’s the takeaway

As we are always saying “there are two types of vacation rental owner – those that take bookings and those that make bookings”
Implement this simple vacation rental monthly marketing plan through 2013 and you too can make bookings and elevate your occupancy rates and boost your rental income.
Focus on the next 4 weeks every Monday morning. Create discounts and freebie packages, every Monday and DRIVE BOOKINGS to these weeks.

There are extra benefits to be gained from operating on this monthly marketing method.

Higher occupancy means a higher chance of return clients.
Higher occupancy means more customer reviews.
While on vacation these “extra” guests are likely to post holiday photos on social media websites (word of mouth), that in effect promote their holiday and your property.

How do you see this?

My mind is in the same genre of continuously trying to market the weeks that are “dead”. I have been in the business since 2000, and becoming more and more optimizing in my mind and marketing. Thanks for your pointed reminders.

Way to go Caty, market the dead weeks to death. Every one sold is a double bonus. Good luck and let us know what works for you

        Hi Alan,

I am new in this vacation rental business. There are a lots of thing I need to learn from you.

I just signed up with HomeAway last week. I got three inquires from the listing. I think I did poorly.

In Average how many inquires should I get per week?

          Hello Tracy,

          Thanks for getting in touch.
Where can I see your listing?
As far as how many enquiries you could average per week goes depends on so many factors it is impossible to say. It is a combination of presentation, temptation, area, type of property and cost. If your photos are of a very high standard then you will get more enquiries than if they are ordinary. Likewise with the cost per week. In the extreme, if you give your property away you will be fully booked, if you overcharge you will be empty.
Are you only advertising on HomeAway?
